When a salesman assures you that it's a good time to buy his product, do you question his impartiality? Well, that's what some consumers may think when you, a Texas REALTOR®, tell them that it's good time to buy or sell a home. Unlike the average salesman, however, you can point consumers to facts showing that the real estate market, especially in Texas, is rebounding.
NAR reported at the end of May three straight months of rising pending home sales. First-time buyers are responding to the incentives of rock-bottom mortgage rates and the tax credit to pick up low-priced homes. Recent figures suggest about 45% of buyers have been first-timers, higher than the typical 35-40% during more normal years. A high proportion of the transacted homes are distressed, either in foreclosure or requiring a lender-approval short sale, with deep discounted prices. By the fourth quarter, existing home sales are projected to be about 15% higher compared to the comparable period the year before, if all goes as planned.

Legal Hotline now available to all Texas REALTORS®
As of June 15, all Texas REALTORS® have free access to the association's Legal Hotline. Previously, the designated REALTOR® from each office determined who from his office could call the hotline. Learn more about how the hotline works at TexasRealtors.com.
Designated REALTORS® will be notified via e-mail when someone associated with their membership accesses the hotline. Here's an example of what the e-mail will look like:
Dear Designated REALTOR®:
A REALTOR®, John Doe, associated with your membership in the Texas Association of REALTORS® (TAR) called the TAR Legal Hotline on 06/11/2009 and spoke with an attorney here. All Texas REALTORS® receive free access to the TAR Legal Hotline. As a designated REALTOR®, you will receive notification whenever a REALTOR® from your office calls the hotline. No action is required on your part.
Please note that the attorneys who answer the TAR Legal Hotline are not in private practice and do not have attorney-client relationships with individual Texas REALTORS® or members of the public. TAR attorneys can only discuss legal and ethical questions from a general perspective and cannot give legal advice regarding specific transactions or factual situations.
